Project Scope

Works cover selective/total demolition of existing structures, removal of obstructions, excavation to required levels, temporary shoring where required, disposal of demolition spoil, and supply/placement/compaction of back-fill and imported materials to engineered levels. Works include all temporary works, reinstatement, testing, QA/QC, safety, environmental controls and required permits.

Pre-Mobilization & Planning

Site survey & records review

Review existing drawings, utilities maps, structural drawings, previous site investigations, and as-built documents. Carry out measured surveys and photographic records.

Dilapidation & condition surveys

Record adjacent buildings, roads, utilities and finishes before works begin.

Utility detection & potholing

Record adjacent buildings, roads, utilities and finishes before works begin.

Hazardous materials survey

Inspect for asbestos, lead paint, contaminated soil or hydrocarbons; arrange licensed removal if present.

Permits & approvals

Secure demolition permit, NOC for traffic management, waste transfer (hazardous if any), and Abu Dhabi Municipality/ERD approvals where required.

Method statement & RAMS

Produce detailed method statement, Risk Assessment and Method Statement (RAMS), emergency plan, and environmental management plan (EMP).

Stakeholder Coordination

Notify neighbors, arrange traffic/road closures, and coordinate with client and authorities for working hours and noise controls.

Demolition Works

Types of Demolition

  • Selective Demolition: Removal of partition walls, finishes, fixtures, non-structural elements
  • Structural Demolition: Partial or full removal of buildings, slabs, beams, columns, walls or foundations (using mechanical breakers, cutting, and controlled demolition).
  • Soft Stripping: • Removal of services, fittings, windows and doors prior to major demolition.

Sequence & Controls

  • Disconnect & isolate all services (electric, gas, water) with utility NOCs.
  • Soft-strip internal finishes and salvage specified materials.
  • Erect containment (scaffold sheeting, chutes) to control debris and dust.
  • Implement noise and vibration monitoring where demolition is near sensitive structures.
  • Carry out structural demolition working top-down where applicable; use cutting/wrecking ball/hydraulic breakers as suited.
  • Separate materials on-site (concrete, steel, timber, inert fill, hazardous) for recycling/disposal.
  • Use controlled methods for large elements; provide temporary bracing/shoring as necessary.

Waste Handling & Recycling

  • Segregate concrete and masonry for crushing and reuse as granular fill (subject to testing).
  • Recycle ferrous and non-ferrous metals.
  • Dispose hazardous materials through licensed contractors and authorized facilities; provide manifests.

Excavation Works

Pre-Excavation

  • Verify levels and control points established by licensed surveyor.
  • Confirm extent/depth and check for groundwater. Install groundwater control if required (pumping, well points).
  • Install site perimeter protection, safety signage and exclusion zones.

Excavation Methods

  • Open Excavation: For shallow trenches and bulk excavation using hydraulic excavators and loaders.
  • Bench Excavation: For deep sections to control face stability.
  • Shoring & Retaining: Sheet piles, soldier piles & lagging, contiguous piles, or shotcrete and props where faces are unstable or adjacent to structures. Provide design by a competent engineer for any deep excavation.
  • Temporary Works: Ramps, haul roads, traffic management and dust suppression.

Monitoring

  • Vibration and settlement monitoring for adjacent structures.
  • Daily face inspections and slope stability checks.
  • Instrumentation for deep excavations (inclinometers, settlement markers) when needed.

Back-Filling & Compaction

Material Selection

Reusable Material

Approved crushed concrete (after testing), selected excavated granular material.

Imported Fill

Natural sand, crushed rock, engineered fill or specified granular sub-base (as per project spec). Provide material certificates, gradation, and contamination tests.

Method statement & RAMS

Produce detailed method statement, Risk Assessment and Method Statement (RAMS), emergency plan, and environmental management plan (EMP).

Placement & Compaction

Place back-fill in controlled lifts (typical 150–300 mm loose thickness depending on equipment and material). Compact each lift to specified relative compaction (e.g., ≥95% Modified Proctor or as engineered). Use plate compactors, rammers, or vibratory rollers per lift thickness and material. Pay special care when back-filling around buried services: use free-flowing bedding sand and hand-compaction adjacent to pipes. Provide geotextile or geogrid where specified for separation/stabilization.

Testing

In-situ density tests (nuclear gauge or sand replacement) at defined frequencies. Moisture content control and adjustment. Laboratory gradation and Proctor tests on representative samples. CBR testing for pavement subgrade where required.

Temporary Works & Reinstatement

  • Design and install temporary ramps, haul roads, surface protection, and traffic diversion.
  • Reinstatement of paved areas, kerbs, footpaths, and landscaped areas to match existing or specified finishes.
  • Final topsoil replacement and turfing where required; irrigation reinstatement.

Health, Safety & Environment (HSE)

  • Full compliance with UAE and Abu Dhabi HSE regulations and client HSE rules.
  • Permit to Work (PTW) system for all high-risk activities (hot works, confined spaces, demolition and excavation).
  • PPE mandatory for all staff (helmets, boots, high-vis, gloves and eye protection).
  • Dust control: water spray, wheel wash, covered trucks for haulage.
  • Noise control: limit work hours, use low-noise plant and barriers.
  • Traffic management plan for site entrance/egress.
  • Environmental measures: silt traps, storm water protection, spill contingency, proper storage of fuels/chemicals.
